Waterfront lake house on Lake Chapin, Berrien SpringsThe Hawk’s Glen model is a two story lake house with a full walk-out basement, finished on the walk-out half with two additional queen beds. The walkout wall consists primarily of four large Pella sash windows, a sliding glass door and a row of highlight windows above. It all looks out to an unobstructed view of the trees and woods as far as you can see.

The majority of the ceilings throughout the home are 9’, including the finished portion of the basement.The unfinished portion of the basement consists of more usable space as well as added shelving and poles for clothing and other storage. It comes with a full refrigerator freezer and a smaller drink refrigerator, which is great for entertaining. Finally, there is another large area containing a well-furnished workshop. The workshop area has three sides of upper and lower cabinets and countertops. DIY’ers will appreciate peg boards, abundant power outlets and additional fluorescent lighting. Also, there is a great deal of floor to ceiling shelving and a lumber storage area.

The upper level features a penthouse bedroom with its own private full bath. Also, there is a privacy-walled loft area that was expanded beyond the standard model.  This makes room for an office or extra bedroom, or even both through the use of a sleeper sofa. The loft, like the penthouse bedroom, has its own Pella easy-open casement window.

Changes from the standard floor plan on the main level include a very large, expanded foyer with its own front closet. There is also an additional storage under a bench furniture piece with hanging hooks and a display shelf above. The powder room was also enlarged to include a grout-free, low maintenance shower with a glass door. Hidden behind a double panel door in the same area is a Whirlpool stackable washer and dryer. The airy master bedroom suite features a glass door opening to its own private deck with glass railings.

The standard floor plan provides for a large covered deck accessible from the back of the main level. However, this model extended the deck with an open grilling section of deck, which runs past the full width of the back of the home. The decks feature modern, view enhancing glass and cedar railings, thereby making it safer for small children and pets. The grilling deck, furthermore, is connected to another added option to the original model – a fully screened in dining porch. The porch has an overhead fan and light and hidden, indirect sconce lighting running inside the perimeter of its privacy wall. This porch is also accessible through an added Pella sliding door directly from the kitchen/dining area, while still having access out to the main deck.

The highlight of this home’s open floor plan features a great room – kitchen, dining area, living room and finally a high end, “instant on” gas fireplace. Its fan level is adjustable, and provides a great deal of quick, additional heat on a winter day. The lake home was upgraded with modern 42” maple cabinetry, can lighting, wood floors, granite kitchen counters. There is also a large center island with three included barstools. Especially noteworthy, there are abundant Pella windows and doors. Finally, there is a huge volume ceiling in the great room with upper windows for views of the surrounding woods. As a result, it makes an incredible first impression when entering this space.

The entire lake house is prewired for home automation. There is multiple CAT5 ethernet cabling and RGB audio cabling. Also, there are and built-in speakers in the master bedroom, great room, main level covered deck, basement and also backyard/patio. These all run to a central audiovisual room with a door in the finished side of the basement. A fully functioning ADT security system is installed.

The lot is completely “hardscaped” and landscaped. It includes rock and wood retaining walls to expand usable space which means you can enjoy all the space right away. Natural stone and wood walkways and stairways  lead to a beautifully planned, large fire pit area. Fire pit seating includes two permanent eight-foot natural oak log benches and ample areas for additional tiered and fire pit level seating. A couple of more steps down lead to the “fire tenders level” and two more down to the firewood storage area. Low-voltage lighting on an adjustable timer is installed throughout the fire pit seating area.

A covered outdoor storage area with a locking door was built under the screened in porch, for tools and toys.

New Driveway

The driveway was paved in 2016 and leads up to a large circular portion of the driveway in front of the lake house. The landscaped circle has trees and plantings in the middle of it. There is room on the paved circle for parking for several cars, which makes it great for entertaining. It also has a paved parking spot wide enough for one car and a golf cart and an additional crushed gravel parking spot. Both parking spots are directly off of the circle near the home. The home’s shady setting is surrounded by trees, and therefore requires very infrequent use of the central air conditioning system.

The Marina

This turnkey lake house includes a boat slip in the on-site private marina. Your slip comes with an aluminum boat lift and therefore makes covering it as simple as raising it up. It also has a brand-new canopy cover which was added in 2014. An 18½ foot open bow Rinker motorboat (with a six cylinder inboard/outboard MerCruiser engine and seldom used custom canvas cover made in 2012) may also be available for separate purchase, along with some towable water toys, water skis, tow ropes, etc.
